The Importance of Maintaining and Fixing Your Roofing
Owning your own home can be a really big headache at times. With repair costs
to pay for anything that goes wrong, it can often be a real financial nightmare.
One particular problem area of the home which could prove to be expensive if it becomes damaged is the roofing.
However not many people actually think about their roof until it is too late. If you were to actually keep an eye
on the roofing and if you undertake regular maintenance then you will find that it will save you quite a lot of
money in repairs.

In order to prevent any damage from occurring to your roof, it is essential that you regularly check up on it to
see what state it is in. If you have a chimney then regularly checking it can actually help to save your life. If
for example the chimney was to become clogged, the smoke wouldn’t be able to get out properly at the top and it
could potentially cause the home to be filled with carbon monoxide. This is obviously extremely dangerous so just
checking every now and again that the chimney is ok and that it is functioning properly could really help.
Another common problem which people have with their roofing is that the roof shingles become damaged. This can
sometimes be caused by high temperatures within the attic. So by keeping the temperatures down you could help to
protect the roof shingles. If the shingles end up needing replacing, it can be quite an expensive job so it is
definitely better to try and prevent them from becoming damaged in the first place!
A major problem for many homeowners is mould. Now mould can form for a number of reasons, but one of the main ones
is because of a problem with the guttering. This means that it is essential that you check the guttering regularly.
If water is somehow managing to get through the guttering and into the home then that is where the mould will be
coming from. It could be that you need to adjust the slope of the gutter so that the water is definitely running
straight down away from the home. It is always worth checking for signs of guttering problems and some of them
include flaky paint and dampness around the wall.
If your roof is leaking then there are a number of things which you can do. It is likely that wherever the leak
is, the problem is actually in a different area. For this reason many homeowners find that it can actually be quite
hard to find the source of the leak. You may need to go into your attic to look for where the roof looks
particularly worn down. Once you find the weakest area of the roof it is likely that you will find the leak. Once
you have found the leak it is advisable to simply put a bucket under it and then call in a professional if you are
not confident fixing the problem yourself.
Depending upon the problem with the roof, it could need to be restored. This is basically good for improving the
life of the roof and for fixing any broken tiles that you may have. The roof could also need rebidding or perhaps
the tiles just look really faded? If your rood has any of these problems then restoring it is definitely the best
option.
If you feel that restoration is not the job that needs to be done on your roof then repairing it is the only
other option. It could be that your roof is sagging and this could be down to damaged mortar. You could also have
problems with rusty valleys and surfaces which will usually need to be replaced.
Sometimes your roof may not need repairing or restoring and the problem may just be that it needs a good clean
or a paint job. For example you may have a faded roof but the tiles and the rest of the roofing may not be damaged
in any way. If this is the case then you should be able to get away with simply repainting the roof. Give it a high
pressure clean first to remove any dirt and moss and then follow with a coat of specialized paint.
Overall regular maintenance will really help you to keep your roofing repair costs to a minimum.
